Located in the heart of North Sydney, 124 Walker Street is an 18-storey commercial office building comprising approximately 11,000m² of net lettable area, retail space, and three basement levels. Following the acquisition of the property by the Ho Group in 2024, Fredon was engaged as Principal Contractor to deliver a major electrical infrastructure upgrade, modernising the building’s power distribution network and supporting its long-term operational requirements.
The project involved the design and delivery of a comprehensive electrical infrastructure upgrade, including the installation of a new Main Switchboard (MSB.1), 2 x MDB’s, 1 x Retail Board, replacement of all onfloor Tenant Boards & metering panels, replacement of all House Boards, replacement of consumer and tenancy mains, new monitored power metering infrastructure, cable tray systems, and riser upgrades throughout the building. Works also included service diversions, core drilling, modifications to existing building infrastructure, and the decommissioning of existing switchboards and generator systems, resulting in a modern, compliant, and future-ready electrical distribution network.
A key challenge emerged during the design phase when a structural assessment confirmed the basement car park slab could not support the concentrated load of the proposed new switch room and main switchboard. In response, Fredon led a complete redesign of the solution, developing an innovative approach that maximised the use of the existing ground floor Main Switch Room. The redesign incorporated structural and electrical engineering assessments, fire compliance upgrades, reconfigured cable pathways, staged switchboard delivery and cutovers, and the relocation of critical generator infrastructure, all while maintaining operational continuity within the building.
The revised design delivered significant value to the client by retaining car parking capacity throughout construction, minimising disruption to tenants and building users, eliminating the need for extensive service relocations within the basement, and optimising the use of existing infrastructure. Through collaborative planning and innovative engineering, Fredon successfully delivered a practical and cost-effective solution that enhanced the building’s electrical infrastructure while supporting the long-term needs of the asset.
