1 Midland Square

Services: Design, Installation

Client: Georgiou Group

Location: Midland, WA

Fredon successfully delivered the internal demolition and electrical upgrade of the 1 Midland Square in Perth, WA, while maintaining full operational continuity. The project was staged in two phases to ensure the client could continue occupying sections of the building throughout construction.

The scope of works included major electrical infrastructure upgrades, new sub-distribution boards, solar power, security and communications systems, dry fire protection, general and feature lighting, and advanced DALI lighting controls. Detailed staging, precise coordination, and clear communication were critical to minimising disruption and ensuring safety during live operations.

Fredon was engaged to deliver a comprehensive electrical and communications package, including:

– Upgrade of electrical submains and new sub-distribution boards to support increased electrical demands.

– Full electrical fit-out including general power, lighting, and DALI control systems for energy efficiency and flexible lighting management.

– MOLEX structured cabling and data systems for scalable connectivity.

– Integrated building systems such as solar photovoltaic (PV) to support sustainability goals.

– Security systems, dry fire detection, and associated services.

The project was highly complex due to the building’s age and continuous occupation, requiring careful planning and execution. Switchboard relocations and upgrades were carried out with zero downtime by deploying temporary power systems to enable staged cutovers during business hours. To ensure future flexibility, soft wiring was installed to allow rapid deployment and minimise disruption for future upgrades. Safety and compliance were enhanced with the introduction of Hive self-testing emergency lighting, improving monitoring and reducing maintenance needs. Installation challenges at height were managed with specialist plant and strict safety measures to install lighting at 20 metres. In addition, security was maintained throughout construction with the integration of CCTV and wireless duress alarms.

This project highlights Fredon’s ability to deliver complex technical upgrades in live environments, balancing safety, continuity, and innovation to achieve outstanding results.

The team successfully completed this project in April 2025.
