Fredon Air VIC was engaged to deliver the mechanical services fit out for MECCA’s new flagship store at 299 Bourke Street, an iconic heritage-listed building in the heart of Melbourne. The redevelopment required strict compliance with Heritage Victoria and Council regulations as the site underwent major architectural and services upgrades.

Spanning approximately 3,000 sqm across four levels, including a newly constructed mezzanine level, the MECCA flagship is designed as an immersive experience, offering not just retail but a diverse range of services including beauty, wellness, food, floristry, multimedia installations, and education spaces.

Fredon was responsible for the full HVAC installation, including ducted and split-system units across all levels. Rooftop mechanical plant equipment was installed to support retail, treatment, catering, and learning areas, with all systems integrated into the Building Management System (BMS). Specialised adjustments were made for temperature-sensitive treatment rooms and multi-use learning spaces.

The team also installed a commercial kitchen exhaust system on the Lower Ground level, complete with fire-rated ducting, odour control, and noise mitigation. Works were carefully coordinated within the constraints of a live site and heritage framework, including crane lifts for rooftop equipment.

Following system installation, Fredon conducted comprehensive testing, balancing, and commissioning, with full handover documentation provided. This project represents a successful fusion of heritage preservation with cutting-edge mechanical solutions, and Fredon is proud to have played a key role in bringing MECCA’s vision to life.
